Pressing Forward….

With the recently approved state budget in Illinois, many local and regional business leaders are hopeful that the focus will now shift back to progress and growth vs. stagnation and negative state image. The tide is already beginning to turn as evidenced by the many exciting new commercial and residential developments planned or underway in the St. Louis / Metro East area. Positive growth equals jobs, revenue and opportunities!!!

Pin Oak Plaza Announcement!!!

Pangea Development announces Pin Oak Plaza

EDWARDSVILLE, Illinois (March 29, 2017) – Pangea Development Company has announced it has secured a master developer for its newest endeavor, a 95-acre mixed-use commercial development to be located in Edwardsville, Illinois at the southwest corner of the Interstate 55 and Highway 143 interchange. The project, named Pin Oak Plaza, will be a joint partnership between C.W. Byron Properties, L.L.C. and Plocher Construction Company who will own, manage and perform the site development work. Construction is scheduled to begin in the summer of this year.

As currently planned, ¢Pin Oak Plaza¢ will combine a light industrial and logistics business park component with an attractive mixed-use commercial frontage plaza that will include a hotel, restaurant(s) and related amenities . The development will contain a dedicated entry off of Illinois Highway 143, tree lined streets, a 2-acre lake and green space buffers. Pin Oak Plaza kicks off the planned development of the Interstate 55 Edwardsville, Glen Carbon and Maryville Corridor and will be a major facilitator of new commercial business on the east side of the City. In addition, the development will result in new infrastructure improvements to the I-55/IL 143 interchange. It will also serve as the primary connector from Interstate 55 to the new planned Plummer Family Sports Park, a 78-acre state-of-the-art sports park that will be located adjacent to Pin Oak Plaza and include multiple soccer, baseball and softball fields.

“Pin Oak Plaza is a good example of a project that balances the City of Edwardsville’s vision and goals contained in the I-55 Corridor Plan as well as the evolving needs of commercial end users by providing a centrally located site with attractive economic incentives, a high traffic count and ready access to multiple forms of intermodal transport” said Sean Goding, President of Pangea Development. “One of the primary development goals is to help the City continue to develop its role as a corporate relocation destination while creating interstate travel-related amenities and new jobs, all while highlighting the role of Southern Illinois as the logistics and transport center of our nation.”

“We look forward to working with Plocher Construction, Inc. and attorney Christopher W. Byron from the Edwardsville law firm of Byron Carlson Petri & Kalb, LLC. Mr. Byron has extensive experience in assisting clients in real estate development ventures. Additionally, Scott Plocher, President of Plocher Construction, Inc. is the President of one of the areas fastest growing regional construction companies that focuses on Industrial, Commercial, and Utility construction” said Goding.

In addition, according to Builder Bytes, overall commercial and residential builder confidence continues to grow, a positive sign of further recovery for the building and development industry and US economy as a whole.

Dynamic & Growing…

Two powerful words to describe the continued improvements and accomplishments being made in Madison County and SW Illinois as a whole. The levee certifications efforts are nearly complete, the I-55 Corridor Development Plan has been recently approved and the Amazon Fulfillment Center at the Gateway Commerce Center is up and running!! And these are just a few examples of the many varied quality economic developments happening in Southwestern Illinois.

A great place to do business, a better place to live!

Marching to a different beat….

Madison Mutual Insurance Co. will be re-locating its corporate office to a new five-story building currently under construction in Downtown Edwardsville, IL. The company will anchor the building with plans to occupy both the 2nd and 3rd floors. As one of the soon to be largest buildings in the downtown district, with an impressive interior & exterior building design, combined with an established top-tier corporate tenant list, the new building will quickly become one of the centerpieces of Downtown Edwardsville. City Economic Director Walt Williams said the company expects construction to wrap up by early 2017.

Amazon.com, Inc. has announced plans to open two fulfillment centers in the Gateway Commerce Center located off I-255 in Edwardsville, Illinois, and to create more than 1,000 full-time jobs.

Both fulfillment centers will span more than 700,000 square-feet each where employees will select, package and ship items for customers.

The view from above……

The St. Louis Metropolitan Region and Southwestern Illinois continue to rise above the rest when it comes to the commercial development pipeline. The recent announcement of the retention of the NGA to the St. Louis area was critical in retaining one the most strategically important employers in the region. In addition, the continued expansion of passenger service at Mid America Airport, the I-55 Corridor Development Plan, establishment of the new University Town Center retail district in Edwardsville and the new Interstate 64 interchange under construction at Reider Road all serve as just a few examples of ways our local business and civic leaders are continuing to bring needed jobs, new construction and revenues to the Southwestern IL and St. Louis region now and in the future.

A Slam Dunk!!!

Midwest Revival Continues…

The Midwest commercial real estate market continues to heat up. Office product, in particular, is performing well. And while prices are up in markets across the country, investors are increasingly targeting the Midwest as a source of great value and quality opportunities. At a time when big coastal markets have seen prices recover up to (and in some cases above) pre-recessionary highs, the Midwest remains a place where a combination of reasonable prices and an improving market creates an appealing investment dynamic. The presence of new players moving aggressively into the Midwest has helped to reinvigorate the regional marketplace, and the office market in the Midwest is extremely strong—even when compared to just 12 or 24 months ago.

Terry Bordeleau, VP

Spring Has Sprung

As the days get longer and temps get warmer things continue to heat up on the development front in Southern Illinois. According to the Southern Illinois Builder’s Association (SIBA), a trade association representing more than 500 contractors and affiliated businesses in Southern Illinois, 2014 ended up being a strong year for construction and development in the region. Overall, the total amount of projects awarded in 2014 exceeded $814 million. Even better, the SIBA is forecasting a 10% increase in projects for 2015. Continued evidence of the myriad of growth opps currently evolving in Southern Illinois within the commercial, healthcare, educational, multi-family, recreational, retail and light industrial sectors.

Happy 2014!!!

All of us at Pangea Development, LLC would like to wish you and yours a very blessed and prosperous year. We have a great year lined up and are excited about several potential development deals our design team has been working on for 2014. Stay tuned….

President/CEO

Looking Up!!!

As buyers and tenants continue to take advantage of low interest rates, commercial transaction velocity is increasing in the St. Louis Metro area, according to local real estate powerhouse, NAI DESCO. As the nation’s 19th largest metro area, St. Louis and Southern Illinois benefit from diversification in the financial services, healthcare and biosciences industries. These factors, combined with several large scale commercial and retail developments on the horizon, all point to a robust year ahead for buyers, sellers, builders and developers.

Sean Goding, President

Our newest addition…

Pangea Development is pleased to announce it has partnered with Rooster Hill Farm & Gift Emporium near Waterloo, IL for the purpose of locating a commercial buyer for their 25-acre site that includes the restaurant operation, a beautiful 2-story century home, outbuildings, orchard, gardens, lakes, woodlands, and much more!!! A private, exclusive invite only Open House is being hosted on October 14, 2012. Rooster Hill has rapidly established itself as a premium St. Louis area destination for food, family and fun in the country. This is a rare opportunity to acquire a turn-key operation, with a solid customer base, on a site loaded with potential.

Good News……

“The chief economist for the National Association of Realtors (NAR) believes the housing recovery is underway. In the last few month of reporting, new home sales rose 3.3% to a seasonally adjusted annual rate of 343,000. Home resales hit a two-year high and, compared to April last year, overall sales nationally were up nearly 10%.” Now that’s some good news, especially for the Estates at Palmer Creek and Monroe County where new homes continue to be built, new families are beginning their dreams and the City of Columbia, IL continues to grow and embrace quality housing and a community that fosters long-term home ownership, first-class schools and great amenities!!!

Sean Goding, President

Pangea Does It Again….

The Pangea team recently completed additional site improvements in preparation for the Estates at Palmer Creek in Columbia, IL. Activities performed included the removal of the vacant former rental house, excavation of abandoned utilities, site landscaping and seeding. The corner lot where the former rental house was located has now been affectionately labeled “Pangea Park” by the local populace and the Pangea team who will utilize the area for its future home sales office. Many thanks again to all those who assisted in the effort to the improve and beautify the Quarry, Palmer and Rueck road corridor(s) and to make the entrance to the Estates at Palmer Creek an even more inviting place. Happy Spring 2012!!!

Recent Heat Wave- Electric Bill Shock? Do The Audit!

The recent heat wave should have many homeowners thinking about the next electric bill, but what about the long term? The Home Energy Saver online service is designed to help consumers identify the best ways to save energy in their homes and find the resources to make the savings happen. You can put in some regional info or get engaged by adding home-specific info. Click here and start saving today! ( http://hes.lbl.gov/consumer ).

Sean Goding, President

What A Savings!!!

Green Product Review #2: Black & Decker’s Thermal Leak Detector helps reduce energy costs by finding energy leaks in your home. You’ll instantly identify problem areas around drafty windows and doors, and uncover hidden leaks and insulation “soft spots” around electrical outlets, recessed lights, and along floor molding. Shine the light on the wall and set the reference temperature. Reference temperature shows surface deviation from reference temp. Move the light around your house. When the temp changes by 1, 5 or 10 degrees F (user adjustable), the light will change to red or blue to indicate a hot or cold spot. Energy Star states that plugging the leaks and drafts in your home can save up to 20% off your heating and cooling energy costs. Pretty impressive!!!

Sean Goding, President

Making Sense of it All

Simple and relatively inexpensive ways currently exist for one to take advantage of the many scientific advances being made in “green” technology. This is great news for the residential real estate owner and potential home-buyer’s bottom line. As there is an ever-increasing amount of new “green” products appearing on the market each month, the Pangea Team has decided to highlight a few (existing or upcoming) on a bi-weekly basis. Enjoy!

Green Product Review #1: What $50 investment can you make that can possibly pay you back in one month? Simple, investigate a programmable thermostat! A programmable thermostat can save you money on your utility bill – up to 30%, if used as directed. You set it up to adjust the desired temperature when you are away from home or asleep – when you don’t necessarily need optimum comfort – and your heater or air conditioner equipment runs less. Plus, your heating or cooling comes back to a comfort level automatically when you come home or wake up. In addition, many of these units carry the EPA’s EnergyStar® rating and are designed to be very easy to use.

Strength In Numbers

Pangea is pleased to announce its membership in the South Side Investment Club. The SSIC is a St. Louis based real estate development and investment “club” that meets on the second Thursday of each month. The group brings together various industry professionals and disciplines to discuss real estate trends, ideas and ways to increase client traffic. Pangea Development looks forward to networking with SSIC members and being a part of this dynamic group.

Pangea on the Road

Both Terry and I recently hit the road to promote Pangea’s real estate development efforts in the St. Louis Metro East market. Terry was in Chicago to attend the recent Building Green Chicago Conference & Expo. Over 300 real estate, construction, design, education, government and other professionals committed to sustainable initiatives were in attendance from the city and the private sector to discuss the state of green design in Chicago.

I spent time in our great state’s capitol of Springfield meeting with representatives from DCEO (the IL Department of Commerce & Economic Opportunity), the state legislature and other various individuals involved in the St. Louis Metro East effort to craft a solution to the looming implementation of the new Federal Emergency Management Agency flood maps. U.S. Senator Dick Durbin and U.S. Representative Jerry Costello are working hard to address this issue and formulate a way to protect those affected while addressing FEMA’s concerns. Pangea Development believes in responsible, low-impact development in all areas and is encouraged by the tremendous local efforts of many civic and business leaders who have taken a proactive role to ensure that the voices of those in the public and private sector are heard and considered. While in the capitol I also spent some quality time drumming up support for Pangea’s latest endeavor, The Estates at Palmer Creek, and bringing our leaders and reps up to date on Pangea’s efforts to create Metro East jobs while providing a quality built, amenity-rich residential development in Columbia, IL.

A Great Night

The Pangea Team recently spent a nice evening watching some great rinkside hockey compliments of the folks at Trumpet Builders & Land Services, LLC. Trumpet is a world-class green builder based in the St. Louis area and one that Pangea is hoping to work with on future endeavors. Jeff Day, Principal of Jeff Day Associates, Architecture & Planning, was also present for the night’s festivities and lively conversation about sustainable development and current St. Louis Metro East market challenges and opportunities. It was good to be in the company of such talent and the Blue’s brought home a winner on top of it. Thanks again to Paul, Jeff and Terry.

Meet Me In St. Louis

Our architect and planner for Pangea, Sarah Nurmela, visited recently from her home base in Oakland, CA. It was great to have her in the St.Louis office and be able to spend a day together on the local St. Louis Metro East real estate development scene. The Pangea Team toured the Rock Hill Trails development in Edwardsville, IL and afterward had a nice meet and greet with Paul Henckler, President, Trumpet Homes. After a delightful luncheon at Pho Grand in St. Louis, the Pangea Team toured the downtown headquarters of Arcturis, a nationally acclaimed architecture, planning and interior design firm. It was a full day of “green dreamin'” about the bright future of eco-developing, along with some awesome networking intro’s. Truly Pangeaotic!!!!

Pangea Day at the Ballpark

Fresh from investment development trips to both the East and West Coast, the Pangea Team is heading out to the ballpark today to see the St. Louis Cardinals battle it out with the Milwaukee Brewers. It is sure to be a day of relaxing, networking, and strategizing about the future.
