Connecting America…

The St. Louis Regional Freightway recently announced the completion of the $222 million project to replace the Merchants Bridge over the Mississippi River.

The railroad bridge provides a critical railway link not only between Illinois and Missouri but the nation overall as one of the primary east-west rail corridors serving one of America’s largest rail hubs by car interchange volume and gross tonnage.

The project has been decades in the making and will provide major benefits for years to come including generating over $456 million of economic impact over the next 20 years alone.

New Economic Opportunities…

On August 12, 2022, Illinois Governor JB Pritzker, in conjunction with the Illinois Department of Transportation, announced a $34.6 billion infrastructure improvement program for the State’s roads, bridges, transit, rail systems, airports, and ports over the next six years. The Governor stated that the plan is an investment in the future of the State and one that will lead to “economic prosperity and environmental sustainability.” We applaud Governor Pritzker’s action and look forward to the positive changes these multifaceted investments will facilitate state-wide and for Southwestern Illinois in particular.

Springing Forward…

As Daylight Savings Time is ushered in this Sunday, March 13th and Spring rapidly approaches, the St. Louis Metro and Southwestern Illinois (SWIL) region continues to “spring forward” with its focus on transportation, workforce development, and innovation. The continued expansion of Scott Air Force Base with over $300M in new construction and the recently announced MidAmerica Airport improvements were both big wins for the region.

A remarkable year…

MidAmerica Airport located in Mascoutah, IL has released the results of a recent economic impact study. In CY 2019, the airport generated $3.1 billion in total economic impact, up from $2.5 billion in 2012. The amount equals the sum of on-airport activity generated by the airport management and administration and airport tenants, as well as on-airport construction.

“MidAmerica Airport acts as a gateway for business and recreational visitors to the St. Louis metropolitan area and provides an affordable, hassle-free option for residents throughout our region to fly directly to a dozen popular destinations,” said MidAmerica Airport Director Bryan Johnson. “2021 has been a remarkable year and can’t wait to see what 2022 brings our way.”

Jordan Abudayyeh, spokesperson for IL Governor J.B. Pritzker, spoke recently about Site Selection’s #1 ranking of Illinois, based on a number of environmental factors.

Site Selection magazine publishes “information for expansion planning decision-makers,” according to its website, and Abudayyeh said the top ranking is “an important selling point to potential businesses looking to put roots down in a state that demonstrates its commitment to the environment and provides them opportunities to contribute to a clean energy future.”

Pangea Development Company’s core mission includes an environment and design pillar so every Pangea project is done in a such a way to minimize impact and altering of the natural ecosystems. Bigger and better…

mixed-use commercial developments in Edwardsville, IL: The Pointe and Park North (formerly Pin Oak Plaza).

Both sites are located on the west side of the Interstate 55 and IL Highway 143 Interchange. The Pointe is located on the north side of IL 143 and now encompasses an additional 84 acres made possible through a partnership with Gori Realtors. And with a 14-acre entertainment complex (w/ 115 jobs) being proposed for the SW corner of the 95-acre Park North development, things are certainly looking even bigger and better for the future of the Interchange.

Mid-America Airport takes off!!!

TriStar Companies of St. Louis, MO has announced it’s latest development effort near Mid America Airport and Scott AFB in O’Fallon, IL. Spring has (almost) sprung!!!

March is rapidly approaching and with it baseball season. Go Cards!!! On the local scene, the City of Edwardsville recently announced the grand opening date for the new $13M Plummer Family Sports Park. The ceremony will take place at the grand pavilion at 4 p.m. Friday, March 27th.

The Plummer Family Sports Park is located at 7757 Goshen Road in Edwardsville, IL and will encompass 83-acres of softball, baseball and soccer fields as well as numerous pickleball courts and community park space. All of this right next door to the new 95-acre Pin Oak Plaza development that includes a new Hilton Garden Inn and Travel Plaza among others yet to be announced…

Hats off to the City of Edwardsville, Glen Carbon, Maryville, Troy, Pin Oak Township, Madison County, the State of Illinois and the myriad of other talent involved in bringing this world-class sports facility and the adjacent Pin Oak Plaza amenities to fruition. The New Year 2020 is already upon us and commercial development activity in Southwestern Illinois and the St. Louis Metro region just keeps getting stronger. “Springing” into action!!!!

Spring has definitely sprung in the St. Louis Metro Area!!!  Warmer temps, longer days, a new administration in Springfield, IL and lots of new commercial and residential development projects “growing” around the Metro.  The following are just a few of the more notable local real estate development projects under way:

In Full Swing (almost)…..

On June 16th, Edwardsville city officials along with numerous local sports teams, citizens, other dignitaries and member of the press, gathered on the site of the new Plummer Family Sports Park to officially break ground on the 78+ acre development.  World-class athletic facilities, all-access ball fields, public playgrounds and a multi-use concession/guest services facility are all planned.  The Park will be located directly adjacent to and border Pangea Development’s newest 95+ acre commercial development, Pin Oak Plaza.

Mayor Patton thanked several prominent donors to the Park, including J.F. Electric, The Bank of Springfield, and the Ebbets Fields Home Owners Association.  The Mayor also spoke about the “Better Place to Play Campaign” that continues to be a critical source of local donations and grant funds for the Plummer Family Sports Park and beyond.

When complete, the Plummer Family Sports Park will play host to regular community groups and sports leagues as well as regional and national tournaments that City officials project will bring additional tourism revenue to the City.  Play ball!!!!

Kudos to the City of Edwardsville, Madison County, Maryville and Pontoon Beach, IL for attracting a major tech-industry powerhouse expansion by World Wide Technology at the Gateway Commerce Center in Edwardsville, IL.  Over 500 new jobs will be added in addition to two new 1-million-square-foot buildings being developed by TriStar (see link below).  The WWT announcement comes on the heels of the news of a new transmodal logistics facility being planned in Jersey County, IL that will employ over 1,000 and represent a private investment of over $500M.  Both these and more exciting developments make Southwestern Illinois a great place to do business!!!

Pin Oak Plaza Announcement!!!

Pangea Development announces Pin Oak Plaza

EDWARDSVILLE, Illinois (March 29, 2017) – Pangea Development Company has announced it has secured a master developer for its newest endeavor, a 95-acre mixed-use commercial development to be located in Edwardsville, Illinois at the southwest corner of the Interstate 55 and Highway 143 interchange. The project, named Pin Oak Plaza, will be a joint partnership between C.W. Byron Properties, L.L.C. and Plocher Construction Company who will own, manage and perform the site development work. Construction is scheduled to begin in the summer of this year.

As currently planned, ¢Pin Oak Plaza¢ will combine a light industrial and logistics business park component with an attractive mixed-use commercial frontage plaza that will include a hotel, restaurant(s) and related amenities . The development will contain a dedicated entry off of Illinois Highway 143, tree lined streets, a 2-acre lake and green space buffers. Pin Oak Plaza kicks off the planned development of the Interstate 55 Edwardsville, Glen Carbon and Maryville Corridor and will be a major facilitator of new commercial business on the east side of the City. In addition, the development will result in new infrastructure improvements to the I-55/IL 143 interchange. It will also serve as the primary connector from Interstate 55 to the new planned Plummer Family Sports Park, a 78-acre state-of-the-art sports park that will be located adjacent to Pin Oak Plaza and include multiple soccer, baseball and softball fields.

Economic Development Summit Announced!

Madison County Illinois officials have announced a major upcoming economic development event planned for April 6 and 7, 2017. According to the Illinois Business Journal in its February 2017 edition, the event is being called the M.I.C. Summit. The acronym stands for Model Innovative County and the event is aimed at bringing together local leaders, businessmen, government officials and others for in depth discussions on how to move Madison County and the SW IL area forward through economic, community and workforce development. Kristen Poshard, Chief Deputy Director of Madison County Community Development, is spearheading the event, which will be hosted at Lewis and Clark Community College’s historic N.O. Madison Mutual Insurance Co. will be re-locating its corporate office to a new five-story building currently under construction in Downtown Edwardsville, IL. The company will anchor the building with plans to occupy both the 2nd and 3rd floors. As one of the soon to be largest buildings in the downtown district, with an impressive interior & exterior building design, combined with an established top-tier corporate tenant list, the new building will quickly become one of the centerpieces of Downtown Edwardsville. City Economic Director Walt Williams said the company expects construction to wrap up by early 2017.

Gateway & Lakeview Commerce Center do it again.!.!.!.!

Amazon.com, Inc. has announced plans to open two fulfillment centers in the Gateway Commerce Center located off I-255 in Edwardsville, Illinois, and to create more than 1,000 full-time jobs.
“Illinois has been a great place to do business for Amazon and we look forward to adding two additional fulfillment centers and creating another 1,000 full-time jobs with benefits on day one in the state,” said Akash Chauhan, Amazon’s vice president of North American operations. “The elected officials throughout the city and state have been very supportive of Amazon and we thank them for helping make this possible. We’re excited to soon call Edwardsville home and become an active member of this vibrant community.”

“Amazon’s newest investment in Illinois is a commitment to the future of our state,” Illinois Governor Bruce Rauner said. “Amazon brings more than a thousand great paying jobs to Madison County and strengthens Illinois’ position as a national hub for distribution and logistics. We are excited Amazon has again chosen our state and continues to be a growing partner in economic development in the Land of Lincoln. This growth represents the type of results possible when state economic development is focused on a long-term strategy, as the newly formed ILBEDC is doing with the Department of Commerce and Economic Opportunity.”

Both fulfillment centers will span more than 700,000 square-feet each where employees will select, package and ship items for customers.

Hometown Goodness for Madison County!!

Prairie Farms Dairy, a brand synonymous with quality and taste, created quite a stir recently with the announcement it’s relocating its corporate HQ to Edwardsville, IL just off the I-55 and IL Highway 143/Governor’s Parkway Interchange. One of Southwestern Illinois’ largest privately held companies, Prairie Farms is reporting its new HQ will be approx 30,000 sq ft and include 80-100 jobs. Another great boost for the local economy and proof that Illinois is still a great place to do business!!!

The view from above……

The St. Louis Metropolitan Region and Southwestern Illinois continue to rise above the rest when it comes to the commercial development pipeline. The recent announcement of the retention of the NGA to the St. Louis area was critical in retaining one the most strategically important employers in the region. In addition, the continued expansion of passenger service at Mid America Airport, the I-55 Corridor Development Plan, establishment of the new University Town Center retail district in Edwardsville and the new Interstate 64 interchange under construction at Reider Road all serve as just a few examples of ways our local business and civic leaders are continuing to bring needed jobs, new construction and revenues to the Southwestern IL and St. Louis region now and in the future.

A Slam Dunk!!!

Mannie Jackson recently announced $20 million in development plans for the City of Edwardsville. Jackson, who grew up in Edwardsville and attended Lincoln HS, went on to play for and eventually purchase the Harlem Globetrotters. His current endeavor in the City is the Mannie Jackson Center for the Humanities, a world-class educational and conference center for people of all cultures and ages. The Center, located in the former Lincoln School on north Main Street, is scheduled to open on December 1st with a Public Open House scheduled for December 7th from 1-6pm. Please come out, tour the Center and show your support and thanks to all those who worked so tirelessly to help make Mannie’s dream a reality.

Midwest Revival Continues…

The Midwest commercial real estate market continues to heat up. Office product, in particular, is performing well. And while prices are up in markets across the country, investors are increasingly targeting the Midwest as a source of great value and quality opportunities. At a time when big coastal markets have seen prices recover up to (and in some cases above) pre-recessionary highs, the Midwest remains a place where a combination of reasonable prices and an improving market creates an appealing investment dynamic. The presence of new players moving aggressively into the Midwest has helped to reinvigorate the regional marketplace, and the office market in the Midwest is extremely strong—even when compared to just 12 or 24 months ago.

Spring Has Sprung

As the days get longer and temps get warmer things continue to heat up on the development front in Southern Illinois. According to the Southern Illinois Builder’s Association (SIBA), a trade association representing more than 500 contractors and affiliated businesses in Southern Illinois, 2014 ended up being a strong year for construction and development in the region. Overall, the total amount of projects awarded in 2014 exceeded $814 million. Even better, the SIBA is forecasting a 10% increase in projects for 2015. Continued evidence of the myriad of growth opps currently evolving in Southern Illinois within the commercial, healthcare, educational, multi-family, recreational, retail and light industrial sectors.

“The chief economist for the National Association of Realtors (NAR) believes the housing recovery is underway. In the last few month of reporting, new home sales rose 3.3% to a seasonally adjusted annual rate of 343,000. Home resales hit a two-year high and, compared to April last year, overall sales nationally were up nearly 10%.” Now that’s some good news, especially for the Estates at Palmer Creek and Monroe County where new homes continue to be built, new families are beginning their dreams and the City of Columbia, IL continues to grow and embrace quality housing and a community that fosters long-term home ownership, first-class schools and great amenities!!!

Pangea Does It Again….

The Pangea team recently completed additional site improvements in preparation for the Estates at Palmer Creek in Columbia, IL. Activities performed included the removal of the vacant former rental house, excavation of abandoned utilities, site landscaping and seeding. The corner lot where the former rental house was located has now been affectionately labeled “Pangea Park” by the local populace and the Pangea team who will utilize the area for its future home sales office. Pangea on the Road

Both Terry and I recently hit the road to promote Pangea’s real estate development efforts in the St. Louis Metro East market. Terry was in Chicago to attend the recent Building Green Chicago Conference & Expo. Over 300 real estate, construction, design, education, government and other professionals committed to sustainable initiatives were in attendance from the city and the private sector to discuss the state of green design in Chicago.

I spent time in our great state’s capitol of Springfield meeting with representatives from DCEO (the IL Department of Commerce & Economic Opportunity), the state legislature and other various individuals involved in the St. Louis Metro East effort to craft a solution to the looming implementation of the new Federal Emergency Management Agency flood maps. U.S. Senator Dick Durbin and U.S. Representative Jerry Costello are working hard to address this issue and formulate a way to protect those affected while addressing FEMA’s concerns. Pangea Development believes in responsible, low-impact development in all areas and is encouraged by the tremendous local efforts of many civic and business leaders who have taken a proactive role to ensure that the voices of those in the public and private sector are heard and considered. While in the capitol I also spent some quality time drumming up support for Pangea’s latest endeavor, The Estates at Palmer Creek, and bringing our leaders and reps up to date on Pangea’s efforts to create Metro East jobs while providing a quality built, amenity-rich residential development in Columbia, IL.

A Great Night

The Pangea Team recently spent a nice evening watching some great rinkside hockey compliments of the folks at Trumpet Builders & Land Services, LLC. Trumpet is a world-class green builder based in the St. Louis area and one that Pangea is hoping to work with on future endeavors. Jeff Day, Principal of Jeff Day Associates, Architecture & Planning, was also present for the night’s festivities and lively conversation about sustainable development and current St. Louis Metro East market challenges and opportunities. It was good to be in the company of such talent and the Blue’s brought home a winner on top of it. Thanks again to Paul, Jeff and Terry.

Meet Me In St. Louis

Our architect and planner for Pangea, Sarah Nurmela, visited recently from her home base in Oakland, CA. It was great to have her in the St.Louis office and be able to spend a day together on the local St. Louis Metro East real estate development scene. The Pangea Team toured the Rock Hill Trails development in Edwardsville, IL and afterward had a nice meet and greet with Paul Henckler, President, Trumpet Homes. After a delightful luncheon at Pho Grand in St. Louis, the Pangea Team toured the downtown headquarters of Arcturis, a nationally acclaimed architecture, planning and interior design firm. It was a full day of “green dreamin'” about the bright future of eco-developing, along with some awesome networking intro’s. Truly Pangeaotic!!!!

Pangea Day at the Ballpark

Fresh from investment development trips to both the East and West Coast, the Pangea Team is heading out to the ballpark today to see the St. Louis Cardinals battle it out with the Milwaukee Brewers. It is sure to be a day of relaxing, networking, and strategizing about the future.
