The bigger picture…

Check out our new drone footage of The Pointe 146-acre site and the new 95-acre Park North commercial development just south across IL Highway 143. The new, 4-way lighted IL 143 intersection into the north and sides of the highway looks great.

Drone photography is a great development tool that readily provides the viewer with the bigger picture when assessing the viability and attributes of a given site. This new drone footage also includes the Park North development and provides a real world “before and after” contrast view of the post-site infrastructure installation in Park North vs. the current raw, predeveloped state of The Pointe parcel.

For further comparison, older drone video footage done in 2018 is still up on the Pangea Development website and provides for a neat before and after comparison of the Park North parcel. From woods and fields to family attractions, restaurants and hospitality all in a beautiful setting.

Forward trending, the north side of IL Highway 143 is the natural “path of progress” for commercial development at the Interstate 55 and IL 143 Interchange in Edwardsville, IL. The Pointe site offers prime developable land all located in the Gateway Commerce Center Enterprise Zone along with good ingress and egress options, a high traffic count and in place complimentary demand generators (i.e., The Plummer Family Park and Park North Golf Club).

Exciting news! The new Park North Golf Club has announced its upcoming grand opening on July 12, 2025. The “Par-tee” starts at 9am and ends at 10pm. Live music, food, and fun for the whole family. The new complex has been compared to a Topgolf but only better!  Come check it out, drive a few balls, enjoy the food and bar, play some putt-putt and help support local business. The Club also offers several attractive membership packages.

That’s a winner!

At its last meeting, the Edwardsville, IL City Council voted 6-0 in favor of the issuance of $20M in general obligation bonds to finance Phase II of the Plummer Family Park. Planned improvements include four baseball diamonds, additional pickleball courts, sand volleyball courts, concession stands and bathrooms.

A great partnership…

Mayor Art Risavy with the City of Edwardsville announced a partnership last week with Lucky 13 Hoops to bring a basketball and volleyball field house to the Plummer Family Sports Park. The sports park is located just south of the new 95-acre Park North development at the I-55 and IL Highway 143/Governor’s Parkway Interchange.

The City, in partnership with Lucky 13 Hoops owner and Edwardsville native Mark Thomas, announced the facility will be 45,000 sq ft and feature five high school regulation-size basketball courts that can be converted into eight to 10 volleyball courts for games, tournaments, open play and training camps.

A big win for the Plummer Family Park, The City of Edwardsville, and the SW Illinois region as a whole!

Going Vertical!!!

Congratulations to Bob Timmerman and his whole development team on the recent groundbreaking of the new Park North Golf Club. The 10+ acre facility will be located within the new 95-acre Park North entertainment district development in Edwardsville, IL. Within several days of the groundbreaking, Interstate 55 travelers could already see vertical walls emerging for the golf club driving range building.

The groundbreaking marks the beginning of the first businesses to be constructed in the development, with several other end-users scheduled to break ground in the near future.

A great investment…

After years of persistent efforts, combined with the rapid growth the City of Edwardsville has been experiencing city-wide and in particular in the I-55 Corridor, the City was recently awarded a $21.24M federal grant for the Goshen Road – Liberty Trail project. This truly transformative amount will allow the City to reconstruct and improve one mile of Goshen Road as well add the 2.5 mile Liberty Trail shared use path along the north side of Goshen.

All things Pickleball…

Pangea Development Co. is pleased to announce it has joined the development team for SmashHouse, the country’s largest pickleball venue to be constructed in the Park North commercial development in Edwardsville, IL. Pangea is director of strategic planning and project management services for the estimated $42M project that is projected to open in Fall 2025.

The Interstate 55 Corridor in Edwardsville, IL is getting ready to grow again! The City of Edwardsville, in conjunction with several adjacent municipalities, Madison County and the State of Illinois are all poised to approve the addition of prime developable land within the I-55 Corridor to the existing Gateway Commerce Center Enterprise Zone.

Inclusion in the Zone comes with some very attractive commercial development financial incentives involving construction material sales tax savings, property tax abatement, investment tax credits, machinery/equipment tax rebates and more. Connecting America…

The St. Louis Regional Freightway recently announced the completion of the $222 million project to replace the Merchants Bridge over the Mississippi River.

The railroad bridge provides a critical railway link not only between Illinois and Missouri but the nation overall as one of the primary east-west rail corridors serving one of America’s largest rail hubs by car interchange volume and gross tonnage.

The project has been decades in the making and will provide major benefits for years to come including generating over $456 million of economic impact over the next 20 years alone.

New Economic Opportunities…

On August 12, 2022, Illinois Governor JB Pritzker, in conjunction with the Illinois Department of Transportation, announced a $34.6 billion infrastructure improvement program for the State’s roads, bridges, transit, rail systems, airports, and ports over the next six years. The Governor stated that the plan is an investment in the future of the State and one that will lead to “economic prosperity and environmental sustainability.” We applaud Governor Pritzker’s action and look forward to the positive changes these multifaceted investments will facilitate state-wide and for Southwestern Illinois in particular.

Springing Forward…

As Daylight Savings Time is ushered in this Sunday, March 13th and Spring rapidly approaches, the St. Louis Metro and Southwestern Illinois (SWIL) region continues to “spring forward” with its focus on transportation, workforce development, and innovation. The continued expansion of Scott Air Force Base with over $300M in new construction and the recently announced MidAmerica Airport improvements were both big wins for the region.

2022 is already shaping up to be a great year and we look forward to more exciting announcements soon!

A remarkable year…

MidAmerica Airport located in Mascoutah, IL has released the results of a recent economic impact study. In CY 2019, the airport generated $3.1 billion in total economic impact, up from $2.5 billion in 2012. The amount equals the sum of on-airport activity generated by the airport management and administration and airport tenants, as well as on-airport construction.

“MidAmerica Airport acts as a gateway for business and recreational visitors to the St. Louis metropolitan area and provides an affordable, hassle-free option for residents throughout our region to fly directly to a dozen popular destinations,” said MidAmerica Airport Director Bryan Johnson. “2021 has been a remarkable year and can’t wait to see what 2022 brings our way.”

Jordan Abudayyeh, spokesperson for IL Governor J.B. Pritzker, spoke recently about Site Selection’s #1 ranking of Illinois, based on a number of environmental factors.

Site Selection magazine publishes “information for expansion planning decision-makers,” according to its website, and Abudayyeh said the top ranking is “an important selling point to potential businesses looking to put roots down in a state that demonstrates its commitment to the environment and provides them opportunities to contribute to a clean energy future.”

Pangea Development Company’s core mission includes an environment and design pillar so every Pangea project is done in a such a way to minimize impact and altering of the natural ecosystems. We applaud the State of Illinois on its efforts in these critical areas and for the great national press exposure.

As the State of Illinois continues to move forward toward the Phase 5 re-opening, all of us Pangea Development Company anxiously await the return to some sense of normalcy. It’s been an unbelievably challenging last 12 months for all but there is hope on the horizon. Spring (and the new construction season) is already upon us and each day brings renewed hope for the future of our great country and the State of Illinois. Bigger and better…

mixed-use commercial developments in Edwardsville, IL: The Pointe and Park North (formerly Pin Oak Plaza).

Both sites are located on the west side of the Interstate 55 and IL Highway 143 Interchange. The Pointe is located on the north side of IL 143 and now encompasses an additional 84 acres made possible through a partnership with Gori Realtors. And with a 14-acre entertainment complex (w/ 115 jobs) being proposed for the SW corner of the 95-acre Park North development, things are certainly looking even bigger and better for the future of the Interchange.

Mid-America Airport takes off!!!

TriStar Companies of St. Louis, MO has announced it’s latest development effort near Mid America Airport and Scott AFB in O’Fallon, IL. The 200-acre industrial warehouse and logistics park, aptly named the Mid America Commerce Center, will be located just south of Interstate 64 to the east of Illinois 158 and north of Scott Air Force Base. The proximity to the airport, interstate access and downtown St. Louis make the site an ideal location for interstate commerce, transport and fulfillment operations. Spring has (almost) sprung!!!

March is rapidly approaching and with it baseball season. Go Cards!!! On the local scene, the City of Edwardsville recently announced the grand opening date for the new $13M Plummer Family Sports Park. The ceremony will take place at the grand pavilion at 4 p.m. Friday, March 27th.

The Plummer Family Sports Park is located at 7757 Goshen Road in Edwardsville, IL and will encompass 83-acres of softball, baseball and soccer fields as well as numerous pickleball courts and community park space. All of this right next door to the new 95-acre Pin Oak Plaza development that includes a new Hilton Garden Inn and Travel Plaza among others yet to be announced…

Hats off to the City of Edwardsville, Glen Carbon, Maryville, Troy, Pin Oak Township, Madison County, the State of Illinois and the myriad of other talent involved in bringing this world-class sports facility and the adjacent Pin Oak Plaza amenities to fruition. Both development are a great example of quality, planned economic development and involve significant job creation, sales tax generation and complimentary demand growth at the I-55 and IL 143 Interchange.

Off and Running…

The New Year 2020 is already upon us and commercial development activity in Southwestern Illinois and the St. Louis Metro region just keeps getting stronger. The new I-270 / Chain of Rocks Bridge, new interchange improvements at I-270 and IL 111, the new 78+ acre Plummer Family Sports Park, new National Geospatial-Intelligence Agency and various other infrastructure improvements authorized under the $45B Rebuild Illinois plan, all point to an even more robust and productive year of quality developments for the region.

“Springing” into action!!!!

Spring has definitely sprung in the St. Louis Metro Area!!!  Warmer temps, longer days, a new administration in Springfield, IL and lots of new commercial and residential development projects “growing” around the Metro.  The following are just a few of the more notable local real estate development projects under way:

  • The massive 97-acre, $1.75B new National Geospatial-Intelligence Agency (NGA) building in St. Louis
  • The new 78-acre Plummer Family Sports Park complex in Edwardsville, IL

In Full Swing (almost)…..

On June 16th, Edwardsville city officials along with numerous local sports teams, citizens, other dignitaries and member of the press, gathered on the site of the new Plummer Family Sports Park to officially break ground on the 78+ acre development.  World-class athletic facilities, all-access ball fields, public playgrounds and a multi-use concession/guest services facility are all planned.  The Park will be located directly adjacent to and border Pangea Development’s newest 95+ acre commercial development, Pin Oak Plaza.

Mayor Patton thanked several prominent donors to the Park, including J.F. Electric, The Bank of Springfield, and the Ebbets Fields Home Owners Association.  The Mayor also spoke about the “Better Place to Play Campaign” that continues to be a critical source of local donations and grant funds for the Plummer Family Sports Park and beyond.

When complete, the Plummer Family Sports Park will play host to regular community groups and sports leagues as well as regional and national tournaments that City officials project will bring additional tourism revenue to the City.  Play ball!!!!

Sports Park Groundbreaking

500 & Counting…..

Kudos to the City of Edwardsville, Madison County, Maryville and Pontoon Beach, IL for attracting a major tech-industry powerhouse expansion by World Wide Technology at the Gateway Commerce Center in Edwardsville, IL.  Over 500 new jobs will be added in addition to two new 1-million-square-foot buildings being developed by TriStar (see link below).  The WWT announcement comes on the heels of the news of a new transmodal logistics facility being planned in Jersey County, IL that will employ over 1,000 and represent a private investment of over $500M.  Both these and more exciting developments make Southwestern Illinois a great place to do business!!!
